Steven Eddy oversees fund finances and compliance; Peggy Beauregard brings decades of hands-on real estate judgment to underwriting; and Nicole Malone ensures the fund’s investor-facing communications are clear and well-managed.
Steven A. Eddy
Fund Manager and Sponsor
Steven A. Eddy, CPA, CGMA, serves as Fund Manager and Sponsor of SREI
Fund. He brings more than three decades of experience in accounting,
financial reporting, and tax analysis, including a career overseeing
financial operations, strengthening internal controls, and improving
reporting accuracy.
Steven’s background gives the fund disciplined oversight in financial due
diligence, tax-efficient structuring, risk management, and investor
reporting. He works closely with Strategic Advisor Peggy Beauregard, whose direct real estate operating experience complements his financial
and compliance expertise — together, they pair rigorous fund governance
with hands-on real estate judgment in evaluating every opportunity.
As Fund Manager and Sponsor, Steven is responsible for overall fund
strategy, compliance oversight, financial review, and ensuring investor
capital is deployed and managed with a high degree of discipline and
accountability.
Peggy Beauregard
Strategic Advisor
Peggy Beauregard brings nearly four decades of hands-on experience in
commercial real estate to SREI Fund. As Strategic Advisor, she plays a
key role in evaluating opportunities, applying decades of on-the-ground
experience to help protect and grow investor capital.
Peggy has worked with hundreds of families to build strong, lasting real
estate portfolios. Her direct experience spans multifamily property
rehabilitation, private lending, self-storage facilities, industrial
parks, shopping centers, office buildings, and property repositioning
across markets throughout the United States — giving her a sharp,
practical eye for evaluating opportunities across asset classes and
market cycles.
Nicole Malone
Director of Brand & Digital Strategy
Nicole Malone brings nearly a decade of experience merging analytical
methodology with high-impact digital marketing to SREI Fund. As Strategic
Advisor, she oversees the fund’s digital user experience — refining
investor-facing assets and streamlining the fund’s online presence to
support scalable investor outreach.
Nicole is the founder of Malone Creative Studio, a digital boutique
specializing in diagnosing operational gaps before executing tailored
marketing solutions. Her background as a Certified Nutrition Specialist
gives her a distinctive perspective on behavioral psychology and consumer
engagement — informing a highly intentional, audience-focused approach to
how the fund communicates with investors online.
